# SII Mapas

> The avalúo fiscal of any Chilean property, by rol: read the total, taxable and exempt appraisal, address, destino, land and built surface, its point on the map and the valuation period.

Chile's Servicio de Impuestos Internos (SII) values every property in the country for the property tax (contribuciones) and publishes the result on its property map, Mapas SII, by rol: the comuna, the manzana and the predio. This source reads that public record for one rol at a time: the avalúo fiscal for the current half-year with the part subject to the tax and the part exempt from it, the address, the destino SII assigns, the land and built surface, the point on the map, and the homogeneous area the land is valued in with its unit value.

The comuna is SII's own code (Santiago is `13101`, Providencia `15103`; these are not INE's codes) or simply its name. The first ask of a rol reads SII; later asks within 30 days answer from Croma's stored answer, which is re-read regularly so it follows each half-year's revaluation.

`POST /cl/sii-mapas/property/v1` [Lookup](https://docs.usecroma.com/datasets.md#lookups)

The property as SII's map holds it today, avalúo fiscal included. The example is the block of the Biblioteca Nacional in Santiago.

> [!NOTE]
>
> Answers from Croma's copy when it holds a recent answer for the key, otherwise reads the source and keeps the answer. Every response says when the source was last asked (`checked_at`) and where the answer came from (`served_from`).

| Field | Type | Notes |
| - | - | - |
| `comuna` | string | **Required.** The comuna: SII's code (e.g. `13101` Santiago, `15103` Providencia; not INE's code) or its name (`Providencia`). Case and accents are ignored in a name. |
| `block` | integer | **Required.** The manzana: the rol's first number, e.g. `18` in rol `18-1`. |
| `lot` | integer | **Required.** The predio: the rol's second number, e.g. `1` in rol `18-1`. |

```bash theme={"dark"}
curl https://api.croma.run/cl/sii-mapas/property/v1 \
  -H "Authorization: Bearer $CROMA_API_KEY" \
  -H "Content-Type: application/json" \
  -d '{ "comuna": "13101", "block": 18, "lot": 1 }'
```

Returns `found`, `rol`, `checked_at` (when SII was last asked), `served_from` (`copy`, `upstream` or `stale`) and `property`. `property` carries `rol` (`<comuna code>-<manzana>-<predio>`), `comuna_code` (SII's), `comuna`, `region`, `block`, `lot`, `address`, `zone` (`URBANA` or `RURAL`), `land_use` (the destino, e.g. `HABITACIONAL`, `COMERCIO`, `EDUCACION Y CULTURA`), `appraisal_total`, `appraisal_taxable` and `appraisal_exempt` (the avalúo fiscal, afecto and exento, in Chilean pesos), `land_area` with `land_area_unit`, `built_area_m2`, `built_volume_m3`, `latitude`, `longitude`, `valuation_period` (the half-year of the avalúo), `valuation_process` and `valuation_year` (the general reappraisal it comes from), `homogeneous_area` (`code`, `area_range`, `unit_value` in pesos, `median`, `samples`, `coefficient_of_variation`) and `checked_at`. Owners are not part of SII's public map.

> [!NOTE]
>
> A rol SII's map holds no property under, or a comuna SII does not list, returns `found: false` with HTTP 200, not an error.
